However, with the state of the global economy and the news cycle constantly feeding us with negative stories, it’s easy to get lost in the mire and get anxious about where to invest in real estate.

But where do you buy? What do you buy? How do you buy?

Here are some recent frequently asked questions for Queensland Buyers Agents and the answers you’re looking for.

What areas in Queensland offer the best value for investment or lifestyle properties right now?

In my opinion, Hervey Bay, the Sunshine Coast and Brisbane are all favourable from an investor buyer standpoint. The net migration is high and vacancy rates are low. Also, Hervey Bay and the Sunshine Coast are all within commuting distances from a major or capital city such as Brisbane.

As I’ve said before, the Queensland Olympics are on the horizon and $20B is being spent in Brisbane, Sunshine Coast and other cities because of it. For the Sunshine Coast, there’s even an additional $10B being invested.

This creates jobs, and jobs create housing demand.

So, there are definitely some great investment opportunities available across these Queensland regions.

How does the Queensland property market differ from Sydney in terms of property cycles, pricing and demand?

The Queensland property market has been experiencing steady growth, particularly in Brisbane and regional hotspots like the Sunshine Coast and Hervey Bay. Migration to Queensland remains strong, fueling high housing demand.

Sydney, on the other hand, tends to have more volatile cycles due to higher investor activity and international interest.

In my opinion, when it comes to pricing, you could spend (approximately) $900,000 in Brisbane for the cost of (approximately) $1.9M in Sydney for the same sort of property. So – generally speaking – if people in Sydney decide to move to Brisbane, they typically get more bang for their buck.

In the 2025 real estate forecasts, Brisbane’s property investment market is predicted to see a price increase of 9% to 14%, marking its 12th consecutive year of growth.

Regional Queensland areas are also seeing competitive pricing, with properties selling faster than in most of Australia. Sydney remains one of the most expensive markets, with higher median prices compared to Queensland.

Queensland’s real estate demand is driven by lifestyle seekers, retirees and interstate migration. The Sunshine Coast and Hervey Bay are particularly competitive, with properties in the $700K – $1.2M range being snapped up quickly. Sydney’s demand is more influenced by employment hubs, infrastructure projects and overseas buyers.

Are there specific suburbs you'd recommend based on property investing goals (eg: capital growth, rental yield, lifestyle)?

Brisbane and Regional Queensland have shown strong growth over the years, with Brisbane’s dwelling values increasing by 10.7% in a year during 2023 and onward. Suburbs in Brisbane and the Sunshine Coast are generally expected to continue performing well too.

Queensland real estate has some of the highest rental yields in Australia, with four of the top 10 highest-yield suburbs located in the state. Regional Queensland offers particularly strong rental returns.

Coastal areas like the Sunshine Coast and Hervey Bay are popular for lifestyle buyers, offering a mix of beachside living and strong property demand.
